Whilst local property newspapers and websites can be used to provide an indication of what your property might be worth, you will need the experience of a professional estate agent to get a more accurate and realistic assessment of its real value.

Selecting a suitable
estate agent

Having established the market value of your property and decided to start marketing your property, you will need to choose an agent to act for you. When considering which company to use, watch out for those suggesting inflated values (which can mean your property remains unsold and you waste several weeks on the market) or a really low commission rate (you get what you pay for).

A successful agency will have a comprehensive marketing strategy and methods, professionally qualified & courteous staff and a realistic expectation of what the market can achieve.

What else do I need?

There are more regulations than ever to be considered.  In order to make sure that fully comply and get your property on the market as soon as practicable choosing Homes Property Centre as your agent will give you a headstart.

  • a Home Information Pack - we can help organise this through our HIP provider PSG
  • provide us with information for the money laundering regulation checks we now need to do
  • prepare your property for the best photographic potential - decluttering where necessary
  • decide on whether you should have a 'For Sale' board
  • undertake any essential repairs that could enable a potential buyer to reduce the asking price
  • appoint a good solicitor or conveyancing company to act for you

Preparing your property

Buyers are normally prepared to pay more to get more – and a property in first-class order can usually be sold much more easily.  If you think that there may be some maintenance issues - tackle them by calling in appropriate contractors before you start any marketing.  Most buyers will react positively to the following:

  • Fresh decorations - light colours, such as white or off-white, will make the rooms seem larger 
  • Carpets of the same colour throughout will also make the property seem bigger
  • Less furniture and accumulated clutter is also a room grower! Be hard on yourself
  • Well laid laminated timber floors are very currently a very attractive feature
  • A clean kitchen and bathroom is essential
  • A property which is well maintained inside and out cannot receive criticism
  • and don't forget to tidy the garage and gardens if you have them! 

For Sale board?

Many people do not like to have a 'For Sale' board as their neighbours will know they are moving. 

Don't worry.  If they are neighbours you like - you've probably told them that your looking to move.  And if you don't like them?

The reality is that a 'For Sale' board does help to attract attention from buyers out and about in your area or road.  They might have viewed a local property, then seen your 'For Sale ' board and want to view straightaway to be able to make a comparison.  You can't get an offer without viewings!  So more viewings are better that less viewings.
